A new professional and medical complex is coming to Indian Land.

The Link will be a 40,000-square-foot, two-story building off U.S. 521 across from CrossRidge Center and the Indian Land YMCA. It is expected to break ground on or before July 15.

Carolina Woodwinds, LLC, and Boundary Street Advisors in Charlotte are developing The Link.

Herschel Fogelman, senior broker with Boundary Street Advisors, said The Link is not leasing exclusively to medical providers, and hopes the complex can bring needed resources to the Panhandle.

“There’s a lot that’s missing in the Panhandle and Lancaster itself (the city)..., and everything is moving that way,” he said. “The County Council and the City Council is promoting more and more development toward the south and we can appreciate why.”

Rodney Faulkner, co-owner of Boundary Street Advisors, said there is a group of investors that Fogelman has had a long-standing relationship with, and their intention is to “fill in those gaps with neighborhood services and new developments that are not massive projects, but it’d be the fillers for quality neighborhood service centers.”

While nothing is official yet, Faulkner and Fogelman said they have received interest from several salons and dentists and specific specialty doctors looking to open a second practice location or relocate to the suburbs.

“Some of the well-known players out there on a national scale aren’t down there (in Lancaster County). So we look at some of these opportunities that maybe go after national retailers,” Faulkner said.

“We always put signs up earlier, and we get a number of calls,” Fogelman said. “We’re not in a position to offer or take an LOI (letter of intent). We could take an LOI letter, but it’s sort of fruitless until when we know we’ve got sewer (through the county), and once that happens, we will start the process.”

The developers of this project also developed BridgeMill Commons in Indian Land, which includes the New York Butcher Shoppe and other restaurants, medical offices and retail spaces.

Like BridgeMill Commons off U.S. 521, which fronts the BridgeMill subdivision, The Link is one of two commercial outparcels that will front Two Capital Partners’ 238-unit apartment complex.
